Cause 1: Clogged condensate drain line (most common reason for water under furnace in summer)
Your air conditioner’s evaporator coil removes humidity from the air, producing condensate that drains away through a PVC pipe. When algae, dirt, or debris clog this line, water backs up and overflows onto the floor.
- Turn off your HVAC system at the thermostat to stop more water from forming.
- Locate the condensate drain line — it is typically a ¾-inch white PVC pipe exiting the air handler or furnace cabinet and running to a floor drain or outside.
- Find the clean-out access port (a capped T-fitting near the furnace). Remove the cap.
- Flush the line by pouring a cup of distilled white vinegar into the access port. Let it sit for 30 minutes to dissolve algae buildup.
- Use a wet/dry vacuum on the outdoor end of the drain line for 1–2 minutes to pull out the clog.

Cause 2: Cracked or overflowing condensate drain pan
There are two drain pans in most systems: a primary pan directly under the evaporator coil, and a secondary (overflow) pan below the unit. If either pan cracks or the primary fills faster than it drains, water spills onto the floor.

- Locate both drain pans — the primary pan sits directly under the evaporator coil inside the air handler, and the secondary pan sits below the entire unit.

Cause 3: Frozen evaporator coil thawing out
Restricted airflow (dirty filter, blocked vents) or low refrigerant can cause the evaporator coil to freeze solid. When the system shuts off or defrosts, all that ice melts at once and overwhelms the drain pan, sending water onto the floor.

- Locate the humidifier on the side of the furnace cabinet — it will have a small water supply line (usually ¼-inch copper or plastic tubing) connected to it.
- Turn off the humidifier’s water supply valve (typically a saddle valve on a nearby cold-water pipe). If the dripping stops, the humidifier is your source.

- With the system running, visually trace the entire condensate drain line from the air handler to its exit point.
- Look and feel for drips at every joint and elbow while wearing gloves.

Cause 6: Condensate pump failure
